Our hybrid caretakers combine daily cleaning duties with building operations, giving your property consistent on-site care without the overhead of separate janitorial and management staff. Available as a live-in or live-out placement, tailored to your building's needs.
Site maintenance & oversight
From monitoring garbage and recycling rooms to conducting property walkthroughs and identifying maintenance needs, your caretaker keeps a watchful eye on every area of the building — flagging issues before residents have to report them.
Resident relations
Your caretaker serves as a familiar, approachable on-site presence for residents — responding promptly to questions, service requests, and day-to-day building needs. A consistent face in the building builds genuine community trust and reduces the volume of calls reaching your Property Manager.
Vendor & seasonal service coordination
Your caretaker coordinates and supervises contractor visits, annual inspections, and seasonal building services — ensuring vendors have access, complete their work properly, and sign in and out. Nothing happens on-site without oversight and documentation.

For buildings that benefit from round-the-clock on-site presence, Cleantech offers live-in hybrid caretaker placements. A live-in caretaker provides immediate emergency response, tighter security oversight, and a stronger sense of community — at a cost that is typically offset by the on-site accommodation arrangement. Daily cleaning of common areas
Your caretaker maintains lobbies, elevators, corridors, stairwells, amenity rooms, and parkades to a consistent standard every day — following a structured schedule of duties built specifically for your building and verified through our management platform.
Access & security management
Your caretaker programs and manages fobs and enterphone systems, controls visitor access, and monitors the building's security throughout their shift. Any unauthorized access or security concerns are documented and escalated immediately.
Minor repairs & maintenance
Your caretaker handles small maintenance tasks — replacing light bulbs, addressing minor plumbing issues, basic fixture repairs, and general upkeep — before they turn into expensive work orders. Anything beyond their scope is flagged, documented, and escalated to the appropriate trade.
Administrative duties & reporting
Your caretaker handles posting building notices, sending resident communications, collecting funds as directed, and submitting regular caretaker reports. All documentation is filed to your Cleantech portal and accessible to Council and your Property Manager at any time.
